About
Bluebird Montrose
Bluebird Montrose is a product of Freshcod3s LLC, a West Virginia company that builds tools on public government records, including the civic-transparency instruments at freshcod3s.com.
Bluebird researches a parcel across the public systems that can answer useful questions, and only as far as each jurisdiction actually publishes: assessment and sale records where they are published machine-readably, permit history, zoning and land use, well and septic evidence where applicable, environmental maps, and recorded-instrument references. Permit inspection results and code-enforcement searches are part of the evidence model but are not produced for any live jurisdiction yet. Each proposition carries its source and date.
The governing question is simple: What public records show, what they leave unanswered, and what to verify. A source-scoped result stays source-scoped; it is never presented as an inspection, title examination, or guarantee.
Current briefs are supported for Loudoun County; Prince William County (assessment values not published machine-readably); City of Alexandria (with source limits). Fauquier County and City of Manassas are part of the September 8, 2026 research basis, not live coverage; the research corpus informs future adapter work but does not make a jurisdiction searchable here.
Bluebird Montrose is in early access. Implemented means a jurisdiction's brief pipeline is built and producing briefs, not that the service is generally available; early users are working with an unproven pipeline and help shape what a brief should contain.
