Coverage
Montrose Briefs for Prince William County
One Montrose Brief covers one property address, at $49. Coverage for Prince William County: Implemented; assessment values not published machine-readably.
What a brief contains
What the records show
Parcel-specific facts read directly from public records, grouped by source. Each source carries an endnote with the exact query or dataset and the date it was read.
What the records do not establish
Everything a source was asked for and could not answer, stated as such, with where a person would look next. An empty result stays scoped to the source searched: “No matching record was returned in the public source searched...” It never becomes a claim that the property has no such condition, and a record absent from a system is reported as absent from that system with that system's coverage floor alongside it.
Questions worth resolving
A short list drawn from evidence rules: a permit status that needs confirmation, a mapped hazard intersection, a zoning or land-use question, a partial lifecycle record, or a recorded instrument that needs document-level review. Every question states why it appears.
Where the records come from
Prince William County
- County GIS cadastral layers — the parcel identity, assessor land use, above-grade area, acreage, subdivision, and the recorded deed reference.
- County GIS build-out analysis layer — the year built and the premise structure type.
- County GIS zoning, current and long-range land use, soil and resource-protection layers — each read at the parcel centroid.
- County GIS water and sewer layer — whether the parcel is carried in the county septic inventory.
- Citizen Self Service (Tyler EnerGov) — every permit the county holds for the parcel, with type, status, and dates.
Prince William assessed values and sale prices are not published in a machine-readable form and are not retrieved; the county publishes them through its assessment application.
Federal layers, in every brief
- The FEMA National Flood Hazard Layer county product — the flood zone at the parcel, read from the published county dataset rather than a live query. Alexandria is covered by its own product, effective 2024-01-11.
- The USFWS National Wetlands Inventory — whether a mapped wetland polygon covers the parcel.
Coverage floor
Each brief discloses the coverage floor of the systems it read. The measured permit floor is Prince William County from 1979-04-02. A brief says so whenever a property predates the floor of the system being read.
What a brief is not
A Montrose Brief is not an inspection, title examination or title opinion, appraisal, valuation, legal advice or legal conclusion, or recommendation. It carries no score or ranking. Public-record absence does not prove real-world absence.
It contains no school, crime, or demographic content: every client receives the same factual framework.
Bluebird Montrose is in early access. Implemented means a jurisdiction's brief pipeline is built and producing briefs, not that the service is generally available; early users are working with an unproven pipeline and help shape what a brief should contain.
